Flint River Preserve is a riverfront, gated community in Warwick, GA. We are the first development in the state of Georgia to be green-certified by the National Association of Home Builders Research Center. Flint River Preserve is nestled along one and a half miles of the beautiful Flint River. Enjoy outdoor activities including kayaking, fishing and wildlife watching or take advantage of community activities in the POSH community center (Pavilion on Sugar Hill). POSH is the highest point on the property and was formerly a Native American campground. The Flint River Preserve is near the historic site of Fort Early, an early outpost along the river during the Indian wars.

Our four-star designation is the highest awarded, which provides future residents with the assurance that this community has been inspected and certified to be authentically green. Housing developments that meet the requirements of the National Green Building Standard (NGBS) are designed to protect environmentally sensitive areas, meet efficiency standards and preserve the native vegetation as well as natural water and drainage features on the site. Site improvements can include additional storm water management features and infrastructure that encourage residents to get outside and enjoy the abundant flora and fauna that is indigenous to the Flint River area.
